To All Owners Selling or Renting Units

Please remember that this is a “55+ Residential Community” and should be treated as such. No one under the age of 55 should be shown your unit for the purpose of purchase or renting without prior consent from the Board. If you are going through a realtor, please make sure they are complying with the above.

Bal Harbour Dock Area

Since Hecker’s Construction finished the Community Deck, deck furniture continues to be purchased by the Association and contributing residents. The waterside area of Bal Harbour has been greatly enhanced by these improvements.

*Association Board Meeting* The annual association meeting has been scheduled for February 1, 2025 at 10am at the South Shore Regional Library in Sun City Center. All owners are encouraged to attend so that a quorum can be achieved to conduct business. Agenda will be posted on the bulletin boards at each building prior to meeting. Meetings are held at the 1008 outside breezeway unless otherwise indicated. All owners are welcome. Exterminator Information Our pest exterminator, Veritas, serviced our complex on the inside of our units for a one-time treatment in June 2020. All subsequent visits will be for outside treatments only. Veritas has posted sheets on each bulletin board at Bal Harbour where pest control concerns can be recorded by residents. Aluminum Can Recycling Area Residents are encouraged to recycle their aluminum cans by crushing or bending them in half, bagging them, and placing them in the waste containers in the electrical storage area behind Bldg. 1000. Please remember to close lids. Funds obtained from the recycling program will go toward community activities and recreational equipment. New Pavement Precautions Asphalt takes up to a year to fully cure so tire marks & small tears are normal. They tend to iron out over time. The best way to avoid damage is to limit sudden stops, dry steering, things of that nature.
